ADDITIONALLY THE PROPOSED DEVELOPMENT INCLUDES A NEW. 22,000 PLUS SQUARE FOOT BREWERY, WHICH TUBBS IS GOING TO BE RELOCATING TO THE OUTDOOR COMMERCIAL AMUSEMENT USES ON THE SITE INCLUDE 981 SQUARE FOOT STAGE AND THE RENOVATED BARREL AGING FACILITY, WHICH WAS APPROVED PREVIOUSLY WITHIN THE S U. P. UM. AND. THIS IS SOME OF THE ELEVATIONS AND WE'RE GOING TO GO BACK TO THE SITE PLAN WHILE WE DISCUSS ALL OF THE. DIFFERENT DESIGN EXCEPTIONS THAT ARE GOING TO BE REQUIRED. SO. FOR THE APPLICANT TO RECEIVE APPROVAL, THEY WOULD NEED TO SIGN EXCEPTIONS TO THE FOLLOWING. UH. THAT BEING SAID, I WOULD LIKE TO NOTE, HOWEVER, THOUGH, THERE IS A NUMBER OF DESIGN EXCEPTIONS AND VARIANCE IS BEING REQUESTED THE TOPS BREWERY REDEVELOPMENT PROJECT. IS ENVISIONED TO BE A CAMPUS STYLE AND ENTERTAINMENT DESTINATION REMINISCENT OF THE AREA'S INDUSTRIAL FEEL OF THE EAST SIDE. AND STAFF IS OF THE OPINION THAT THE ALTERNATIVE SITE DESIGNS. PROPOSED BY THE APPLICANT SHOULD HELP TO ENSURE THAT THE OVERALL FORM AND CHARACTER OF THE DEVELOPMENT STILL MEETS THE INTENT OF THE TRANSIT BILLET EDGE DISTRICT OF THE MTC WHILE ALLOWING FOR A MULTIFUNCTIONAL CAMPUS FOR ENTERTAINMENT. WE ALSO FEEL THAT THE PROPOSED ELEVATIONS FOR THE TAPROOM ADDITION AND THE PROPOSED BREWERY BUILDING ARE KEEPING IN SPIRIT OF THE EXISTING SITE, ALONG WITH THE FACT THAT IT IS ONE OF OUR HISTORIC SITES, WHETHER BEING THE HILL WEB GRAIN ELEVATOR SITE. WHICH IS LISTED ON THE NATIONAL REGISTRY OF HISTORICAL PLACES. WITH AS SUCH STAFF HAS NO OBJECTIONS TO THE PROPOSED DESIGN EXCEPTIONS AND VARIANCES AND RECOMMENDS APPROVAL. IT WASN'T REALLY PURPOSED FOR INDUSTRIAL OR A REDO OF THE MEALS THAT EXIST THERE NOW, SO. THE EXCEPTIONS, WHILE NUMEROUS DON'T SEEM TO BE. AN ORDINARY TO WHAT WE'RE DOING HERE AS FAR AS TRYING TO REPURPOSE AN EXISTING OLDER FACILITY. THAT'S 100% CORRECT. SO THE MTC WAS DESIGNED FOR MORE OF OUR DOWNTOWN FEEL, AND THESE KIND OF EXCEPTIONS ALLOW FOR THIS PARTICULAR AREA TO CONTINUE REDEVELOPMENT AND DEVELOPMENT IN SUCH A WAY THAT. IT STAYS WITH THE SPIRIT OF THE EAST SIDE BECAUSE, LIKE YOU SAID IT WASN'T TRULY MEANT FOR INDUSTRIAL. IT WAS MEANT FOR MORE OF OUR DOWNTOWN CORE, AND I DO WANT TO KIND OF ENTIRE ON STUFF A LITTLE BIT TO THIS. PORTION OF THE MTC IS THE TRANSIT VILLAGE. EDGE UM AND SO IT DOES TRY TO KEEP IN SPIRIT. I THINK THE MAJOR CHALLENGE WITH THE TOP SITE IS THAT IT'S A CAMPUS STYLE AND THE DEVELOPMENT CODE OF THE MTC DIDN'T NECESSARILY ENVISION.
