PUBLIC HEARING TO CONSIDER DISCUSS AND ACT ON A REQUEST TO REZONE A SUBJECT. TRUMP SUBJECT PROPERTY FROM PD PLAN DEVELOPMENT. DISTRICT OF PD PLAN DEVELOPMENT DISTRICT TO ALLOW FOR MULTI FAMILY RESIDENTIAL USES AND TO MODIFY THE DEVELOPMENT STANDARDS.

LOCATED ON THE SOUTHEAST CORNER, WILMOTH ROAD AND COMMUNITY AVENUE. SHEFFIELD THANK YOU OF APPLICANTS REQUESTING TO REASON APPROXIMATELY 12.7 ACRES GENERALLY FOR MULTI FAMILY USES. AS IT STANDS, THE APPLICANT HAS SUBMITTED THIS REQUEST TO MODIFY THE DEVELOPMENT STANDARDS FOR MULTI FAMILY DEVELOPMENTS, INCLUDING PARKING HEIGHTS THAT ARE FURTHER OUTLINED IN THE STAFF REPORT AND DEVELOPMENT REGULATIONS IN YOUR PACKET. THE APPLICANTS ALSO REQUESTING SIMILAR USES THAT ARE PERMITTED WITHIN THE CITY'S MULTI FAMILY RESIDENTIAL DISTRICTS. THE APPLICANTS. ALSO PROPOSING TO INCREASE THE REQUIRED NUMBER OF AMENITIES FROM 5 TO 7 AND THE APPLICANTS ALSO PROPOSING TO INCREASE THE REQUIRED PERCENTAGE OF LANDSCAPED AREA IN THE STREET YARD FROM 15% TO 30. ALTHOUGH THAT THE SUBJECT PROPERTY SITS ON THE HARD CORNER TO ARTERIALS. THE CURRENT ZONING ALREADY ALLOWS FOR THE MULTI FAMILY RESIDENTIAL USE. THE APPLICANTS REQUEST FOR THE MODIFIED DEVELOPMENT STANDARDS ARE CONSISTENT WITH WHAT WE'RE SEEING FOR OTHER MULTI FAMILY DEVELOPMENTS IN TODAY'S MARKET.

I DO WANT TO BRING TO YOUR ATTENTION, THOUGH IN THE STAFF REPORT, THERE IS A RECOGNITION THAT THE STAFF HAS LOOKED AT THE INFRASTRUCTURE THAT WILL THAT IS PLANNED FOR THEIR AND CURRENTLY THERE AND WHAT THE NEEDS WILL BE. AND BELIEVES THAT THIS PROJECT WILL NOT ADVERSELY IMPACT EITHER THE TRAFFIC OR ANY OF THE OTHER THINGS THAT THE EXISTING IN PLAYING INFRASTRUCTURE WOULD BE SUFFICIENT TO SUPPORT THIS PROJECT. I WANT TO SORT OF FOLLOW ON TO HER COMMENT ABOUT REALLY, WHAT WE'RE SEEKING TO DO IS MODIFY WHAT'S ALREADY THERE IS A MATTER OF RIGHT AS MOST OF YOU KNOW THAT I'VE SAT ON THIS DIET FOR ANY NUMBER OF YEARS OR. ANY PERIOD OF TIME. CURRENTLY THE MARKETPLACE FOR MULTI FAMILY SAYS WE NEED ABOUT A 28 UNIT. BREAKER DENSITY. WE NEED TO GO THREE STORIES IN ORDER TO HAVE ENOUGH OPEN SPACE WITH THAT DENSITY SO THAT WE HAVE ALL OF THE AMENITY PACKAGES THAT ARE REQUIRED. IN THE OPEN SPACES REQUIRED ONE OF THE THINGS THAT ARE, UH, I JUST WANT TO GIVE YOU MY. BENEFIT OF MY EDUCATION ON IS AMONG THE THINGS THAT WE'RE ASKING FOR WHEN WE GO TO INCREASE OR ASKING TO INCREASE THE DENSITY FROM 24 UNITS, THE HIKER TO 28 MINUTES TO THE ANGER YOU WILL NOTICE.
