WELL, IN THE PROFESSIONAL BOWLING WORLD, THIS HAS CREATED QUITE A TIZZY BECAUSE STATISTICS SHOW THAT WITH THIS NEW SYSTEM, IT'S A JUST A TINY BIT HARDER TO GET STRIKES AND SPARES JUST A LITTLE BIT.

NOW, FOR MOST OF US, LIKE ME, WHO JUST HANGS OUT AT PINT STACK, IT IS NOT GOING TO AFFECT ANYTHING.

BUT IT IS REALLY CAUSING DEBATE AND A LOT OF CONNATION IN THE BOWLING WORLD.

BOWLING IS KIND OF INTERESTING BECAUSE IT IS SOMETHING THAT LITERALLY REALLY HASN'T CHANGED MUCH SINCE IT WAS CREATED IN THE 18 HUNDREDS.

THERE HAVE REALLY ONLY BEEN TWO OTHER TECHNOLOGICAL CHANGES IN BOWLING IN THAT ENTIRE TIME.

THE FIRST IS JUST USING THE AUTOMATIC PIN SETTING AT ALL.

THERE IS ONE BOWLING ALLEY IN MILWAUKEE, WISCONSIN THAT STILL DOESN'T, LITERALLY THE PINS FALL DOWN AND THERE'S SOMEONE WHO PICKS THEM UP AND PUTS THEM IN A LITTLE THING THAT DROPS THEM DOWN.

BUT HAVING THAT AUTOMATIC, THAT WAS A BIG INNOVATION.

THE OTHER THING, AUTOMATIC SCORING.

CHANGE IS IN THE AIR, BUT CHANGE IS NOT ALWAYS BAD.

THIS CHANGE WITH THE BOWLING, WITH THE PINS AND THE STRINGS, THAT IS GOING TO REDUCE COSTS FOR OPERATORS.

IT IS GOING TO KEEP THE SPORT IN BUSINESS.

IT POSSIBLY COULD INCREASE THE SPORT IF MORE CAN COME ONLINE.

SO GLOBALLY, 2022, VERY INTERESTING YEAR, RIGHT? WE KICKED IT OFF WITH RUSSIA INVADING UKRAINE, WHICH HAS HAD GLOBAL ECONOMIC IMPACTS EVERYWHERE.

AND WE'RE STILL FEELING THAT.

AND IT'S DIFFERENT IN DIFFERENT PARTS OF THE GLOBE, BUT EVERYWHERE IS FEELING THAT.

THE OTHER THING THAT'S BEEN KIND OF INTERESTING AND AT TOP OF A LOT OF HEADLINES FOR 2022 AND WILL BE MORE FOR 2023, WEATHER CLIMATE CHANGE STILL EVOKES SORT

OF AN EMOTIONAL RESPONSE FOR A LOT OF PEOPLE.

BUT THE REALITY IS, WEATHER'S GETTING A LITTLE CRAZY AND PEOPLE ARE MOVING BECAUSE OF IT.

IN FACT, RIGHT NOW THEY'RE ESTIMATING THAT MORE THAN A BILLION PEOPLE WILL MOVE BECAUSE OF WEATHER BY 2050.

THAT HAS IMPLICATIONS ON A LOT OF DIFFERENT AREAS DEPENDING ON WHERE PEOPLE MOVE.

AND AS PARTICULARLY FOR DEVELOPMENT SERVICES, IT IS AT THE FOREFRONT OF BUILDING DESIGN RIGHT NOW.

UM, THERE ARE CONCERNS ON THE HORIZON ABOUT A RECESSION, OR I SAW A DIFFERENT TERM FOR IT THAT WASN'T QUITE A RECESSION CUZ WE LIKE TO MAKE UP WORDS FOR THINGS WHEN WE DON'T KNOW HOW TO DEFINE THEM.

UM, BUT EVEN UM, AS OF LAST WEEK, THE WORLD BANK SHARPLY LOWERED KIND OF THEIR GROWTH FORECAST FOR THE GLOBE.

ALSO, NATIONALLY, YOU KNOW, POLITICALLY WE'RE STILL VERY LIKE RED AND BLUE AND YOU DON'T SEE A LOT OF PURPLE WHEN YOU LOOK AT THE MAPS.

LIKE ALL THE STATES ARE RED AND BLUE AND RED AND BLUE.

AND THAT MAKES HOW WE DO OUR WORK OF GOVERNMENTS A LITTLE CHALLENGING.

NOW, UM, ON THE DEVELOPMENT SIDE, HOUSING WE KNOW IS CHALLENGED AND IN AREAS, PARTICULAR POPULAR AREAS WHERE PEOPLE WANNA LIVE, HOME OWNERSHIP IS INCREASINGLY BECOMING OUT OF REACH.

THERE ARE A LOT OF PLANS IN PLACE TO TRY TO ADDRESS THAT, BUT THERE'S NOTHING THAT HAS SHOWN DRAMATIC IMPACT RIGHT AWAY, AND IT'S SOMETHING THAT WILL TAKE TIME.

THE OTHER THING THAT I THINK WILL BE INTERESTING TO WATCH IN 2023 AND BEYOND ARE OUR OFFICE SPACES.

SO NOW THAT WE ARE SORT OF SETTLING OUT OF THE PANDEMIC, UM, SOME COMPANIES ARE BACK TO WORK IN OFFICE.

SOME ARE FULLY REMOTE AND SOME ARE IN THE MIDDLE.

BUT AS WE SETTLE, WHAT WE DO SEE IS THAT HOW WE USE OUR OFFICE SPACES MIGHT BE DIFFERENT COMPANIES THAT HAVE GONE REMOTE DON'T NEED THAT SPACE ANYMORE.

SO THERE IS A LOT OF DISCUSSION ABOUT HOW TO REUSE AND ADAPT OUR EXISTING OFFICE STRUCTURES AND ALSO ABOUT HOW OUR FUTURE OFFICE STRUCTURES IN THE SPACE.

WELL LOOK TEXAS AMONGST ALL THE THINGS I'VE SAID, AND SOME OF IT WAS A LITTLE DOOM AND GLOOM, BUT TEXAS IS A BRIGHT SPOT.

YOU GUYS, IT IS A GOOD PLACE TO BE RIGHT NOW.

UM, ULI RANKED DALLAS FORT WORTH AS THE NUMBER ONE REAL ESTATE MARKET IN THE COUNTRY.

AND, UM, THE, I THINK IT WAS SIXTH, FOURTH OR SIXTH FOR NEW HOUSING STARTS, WHICH IS REALLY GOOD WHEN WE HAVE SUCH A BIG HOUSING PROBLEM.

UM, ACTUALLY ALL OF THE MAJOR DALLAS AREAS WERE IN THE TOP 10 OF ULI FOR HOUSING.

AND IN MCKINNEY WE HAVE A TON TO LOOK FORWARD TO IN 2023 AS WELL, WE HAVE AN AIRPORT BOND ELECTION THAT THE COUNCIL WILL BE DECIDING ON, UM, PROBABLY AN EARLY FEBRUARY.

AND IF THAT GOES THROUGH, IT COULD BRING COMMERCIAL SERVICE TO TKI, WHICH MEANS THAT IF YOU LIKE TO FLY TO NEW YORK OR CHICAGO OR FLORIDA, YOU MIGHT BE ABLE TO FLY OUT OF MCKINNEY.

UM, WE HAVE A REALLY STABLE, EVEN THOUGH I TALKED ABOUT THE RED AND BLUE, WE HAVE A PRETTY STABLE COUNCIL HERE AND THEY DON'T ALWAYS AGREE WITH STAFF'S RECOMMENDATIONS AND SOMETIMES THEY TALK A LOT ABOUT IT AND, UM, BUT THEY DO, THEY SUPPORT OUR WORK, THEY RESPECT OUR WORK, AND THEY LAUD OUR WORK.

IF THEY DIDN'T, WE WOULDN'T HAVE A HUNDRED MILLION DOLLAR CITY HALL UNDER CONSTRUCTION RIGHT NOW.

SO THAT IS NOT ALWAYS THE CASE IN COMMUNITIES.

UM, COMPENSATION CITYWIDE HAS ALSO BEEN TOP OF MIND, AND THAT IS SOMETHING THAT WE HOPE TO HAVE A MULTIFACETED APPROACH OUT EARLY THIS YEAR.

UM, IT'S HARD.

THIS IS NOT A MULTIFACETED APPROACH.

THAT MEANS WE HAVE SOLVED THE PROBLEM.

WE LOOK AS COMPENSATION NOW AND EVEN HOW WE ADDRESS ALL OF OUR EMPLOYEE ATTRACTION AND RETAINING IS SOMETHING WE HAVE TO DO DYNAMICALLY.

SO IT'S NOT JUST DO A STUDY EVERY COUPLE OF YEARS AND ADJUST EVERY COUPLE OF YEARS.
