YEAH, I, I THOUGHT MARK DID NOVEMBER LAST MONTH, BUT MAYBE I'M MISTAKEN.

UM, WE'LL DO DECEMBER THOUGH, AND IF I NEED TO COME BACK AND DO IT NOVEMBER, THEN I WILL.

I THINK HE HANDLED IT LAST MONTH THOUGH.

OH, WE DID OCTOBER.

UM, CAN YOU PULL IT NOVEMBER AND I'LL START THERE.

UM, FOR NOVEMBER, WE HAD A PRETTY QUIET MONTH.

UM, AS YOU CAN SEE, WE HAD ABOUT 2.1 MILLION IN A REVENUE.

UM, YOU SEE THE BREAKOUT, WE HAD 1.9 MILLION IN SALES TAX REVENUE, 180,000 IN INTEREST INCOME.

AS WE MOVE DOWN TO EXPENSES, WE HAD 43,000 IN OPERATIONAL EXPENSES.

UH, THEN THE REMAINING, UH, 650,000 IS BROKEN OUT BETWEEN PROJECTS AND NON-DEPARTMENTAL.

UM, AND WE'LL MOVE ON TO, AM I ABLE TO, I KNOW IT USUALLY PUTS IT INTO, OH, NO, THAT WORKED WELL.

UM, SO FOR THE MONTH OF NOVEMBER, COLLECTIONS APPLIES TO SEPTEMBER SALES TAX.

SO YOU CAN SEE WE HAD A 10.4% INCREASE OVER LAST YEAR.

ALAN HAD A 10% INCREASE.

FRISCO HAD A 16.7% INCREASE, AND PLANO HAD A 2% DECREASE.

UM, PLANOS DECREASE IS MAINLY FROM A LARGE AUDIT COLLECTION AND THE PRIOR YEAR, SO THEY REALLY HAD AROUND A 5% INCREASE.

THAT'S JUST, YOU KNOW, HOW THE WAY THE AUDIT COLLECTIONS AND ALL THAT WORKS OUT.

SO IT'S ALL PRETTY STANDARD BESIDES FRISCO WHO'S BEEN TRENDING ABOVE US.

AND I'LL MAKE A COUPLE COMMENTS ON THAT ON DECEMBER, IF WE WANT TO GO AHEAD AND GO TO DECEMBER'S, DECEMBER'S FINANCIALS, WE HAD A LITTLE BIT MORE ACTIVITY IN THE MONTH OF DECEMBER FOR REVENUES.

YOU CAN SEE WE HAD 2.2 MILLION IN SALES TAX REVENUES, BUT WE WENT AHEAD AND 1.7 MILLION IS RELATED TO SALES TAX.

150,000 INTEREST INCOME.

UM, OUR UNREALIZED GAIN LOSSES FOR GASBYS ACCOUNTING STANDARDS, WE HAVE TO REPORT THAT.

SO, UM, THOSE ARE NOT REALIZED.

THOSE ARE JUST UN REALIZED AT THIS TIME.

UM, THE 250,000 CONTRIBUTIONS, I THINK FROM TUFTS, UM, AND THEN A LITTLE BIT OF MISS LANE'S REVENUE.

SO THAT BROUGHT IT TO 2.2 MILLION FOR THE MONTH OF DECEMBER.

AND EXPENSES, YOU CAN SEE THE BREAKDOWN BELOW 30,000 IN OPERATIONAL EXPENSES AND ABOUT 2.5 MILLION, UH, BETWEEN PROJECTS AND NONDEPARTMENTAL.

AND IF WE WANT TO GO AHEAD AND SKIP TO THE SALES TAX PAGE, UM, SO DECEMBER COLLECTIONS APPLIES TO THE MONTH OF OCTOBER.

SO THIS IS OCTOBER SALES TAX.

SO WE HAD A 7.5% INCREASE.

ALAN HAD A 5.9% INCREASE.

FRI FRISCO HAD A 20.3% INCREASE, AND PLANO HAD AN 8.4% INCREASE.

THAT BRINGS OUR YEAR TO DATE TO 11.1%.

UM, I KNOW IT'S ONLY THREE MONTHS AS WE'RE IN THE NEW FISCAL YEAR, BUT STILL THEY'RE TRENDING WELL ABOVE THE BUDGETED FOUR AND A HALF PERCENT.

UM, AND I WILL HAVE GOT A LITTLE INFORMATION ON FRISCO, FOR INSTANCE.

UM, AT THEIR ANNUAL REPORTS I WAS ABLE TO SEE A LITTLE BIT.

THEY'RE STILL BUDGETING MOVING FORWARD AROUND LIKE AT THREE AND A HALF, 4%, EVEN THOUGH THEY'RE SEEING CRAZY INCREASES FROM EVERYTHING I CAN SEE IS THAT THEY'RE, UH, THEY'RE SAYING IT'S NATURAL GROWTH, IT'S CONTRIBUTING TO THE HIGHER, UM, SALES TAX REVENUE.

BUT WHENEVER I'M LOOKING AT IT, IT LOOKS LIKE IT COULD HAVE BEEN A NEW, UM, AGREEMENT THAT THEY REACH FOR THE COMPANY THAT THEIR PERCENTAGE OF SALES TAX THAT THEY GIVE BACK TO, UH, COMPANIES IS AROUND 15%.

FOR US, IT'S ABOUT FOUR OR 5%.

SO YOU CAN SEE THAT 10% COULD EASILY MAKE UP THE DIFFERENCE THERE, THAT IT COULD BE A NEW COMPANY.

THEY, THE SELL SETS THEY RECEIVED, THEY'RE JUST GIVING RIGHT BACK OUT TO THE COMPANIES COMING IN OUT.

YOU KNOW, I DON'T SEE THE INFORMATION TO DETERMINE THAT FOR SURE, BUT THAT'S THE BEST ESTIMATE I HAVE AT THIS TIME.

AND I'LL BE HAPPY TO ANSWER ANY QUESTIONS.

I, I WILL NOTE THAT RETAIL TRADE IS STARTING TO LEVEL OUT FOR US.

THAT'S OUR BIGGEST INDUSTRY.

ON A MONTH TO MONTH BASIS, WE'RE GETTING ABOUT THREE TO 4% INCREASES.

AND SO THAT MEANS, UM, MOVING FORWARD THAT'S MORE SUSTAINABLE, THAT OUR INCREASES WILL PROBABLY BE IN THE FIVE, 6% RANGE.

UM, OBVIOUSLY ANYTHING WOULD CHANGE ON A DIME, BUT BASING OFF TRENDS AND EVERYTHING LIKE THAT, IF OUR BIGGEST INDICATORS STAYING IN THAT LEVELING OUT, THEN THAT LIKELY MEANS THE REST OF OUR SALES TAX WILL BE LEVELING OUT TOO.

I'LL BE HAPPY TO ANSWER ANY QUESTIONS.

DOES ANYONE HAVE ANY QUESTIONS OR REPORTS AND STATEMENTS WERE ATTACHED TO THE AGENDA QUESTION? SORRY, CHANCE? CAN YOU JUST SAY THAT AGAIN ABOUT WHAT THEY WERE DOING WITH THE SALES TAX IN FRISCO? SO EVERY, UH, CITY HAS, YOU KNOW, WE HAVE THE EDC AND UM, CHECK WITH RADIO AGREEMENTS THAT IF IT'S PROPERTY TAXES OR SALES TAX THAT THEY'RE REIMBURSED BACK TO THE COMPANY.

AND THAT'S AGREEMENTS MET WITH THE COMPANIES, UH, BEFOREHAND.

THAT'S WORKEDED OUT.

AND SO EDC OR THE FRISCO HAS A LOT MORE AGREEMENTS THAN WE HAVE IF YOU'RE CONSIDERING THE PROPORTION OF SALES TAX REVENUE.

SO EVEN THOUGH WE MIGHT HAVE MORE AGREEMENTS, THEY'RE GIVING BACK A LOT MORE OF THEIR SALES TAX REVENUE TO COMPANIES TO COME TO FRISCO AND STUFF LIKE THAT AT THIS TIME.

BUT, YOU KNOW, IT ALL KIND OF DEPENDS ON HOW YOU'RE LOOKING AT IT.

IF WE'RE LOOKING PROPERTY TAX, SALES TAX AND ALL, BUT I'M LOOKING DIRECTLY AT SALES TAX RIGHT NOW, AND SO THEY'RE GIVING A BIGGER PORTION OF THEIR SALES TAX BACK TO COMPANIES COMING TO FRISCO.

OKAY.

AND AND THEN YOU THINK THAT THAT'S ACCOUNTING FOR THEIR, UH, THEIR SALES TAX REVENUE GROWTH? IT COULD, I MEAN, IF WE SEE A JUMP LIKE THAT, THEN WE SEE THAT JUMP UP AS WELL, THEN THAT'S A LIKELY INDICATOR.

THAT'S IT.

BUT I'LL LIKELY NEVER KNOW FOR SURE.

THAT'S SOMETHING THAT THEY'LL ONLY KNOW IN THEIR ACCOUNTING DEPARTMENT WHEN THEY'RE LOOKING AT THEIR REPORTS THEY GET FROM THE STATE.

CAUSE I CAN'T SEE THAT INFORMATION.

SO, BUT EVERYTHING I CAN SEE THAT POINTS TO THAT, BUT I, I'LL NEVER KNOW FOR SURE.

SO IT'S THE IDEA THAT THEY'RE INCENTIVIZING BUSINESS TO COME TO FRISCO, THEN THAT BUSINESS COMES AND IT GENERATES MORE SALES AND THEREFORE THEIR SALES TAX.

UM, AND IT JUST, DIFFERENT TIMES WILL BE DIFFERENT PROPORTIONS.

THE QUESTION IS GONNA BE PLACED BEFORE THE CITY COUNCIL BASED ON THE RECOMMENDATION OF THE BOND COMMITTEE AND OTHERS.

UH, THAT IS A DATA POINT THAT IS NOT THE DECISIVE FACTOR.

UM, BUT CITY COUNCIL CERTAINLY LISTENS TO THE INPUT FROM THE BOND COMMITTEE, UM, AS COUNCIL AND ADVICE, UM, FOR THE CITY COUNCIL.

UM, THEY'RE, THEY WILL CONSIDER THE VOTE.

THEY NEED A VOTE BY FEBRUARY 7TH, FRANKLY, IF THEY NEED TO, IF THEY WOULD LIKE TO GET THE QUESTION ON THE BALLOT FOR MAY.

SO, UH, THAT QUESTION, THAT WILL BE A BIG DECISION FOR THE CITY COUNCIL.

AGAIN, AT THE FEBRUARY 7TH MEETING ON FEBRUARY 17TH, THE, UH, CITY COUNCIL WILL WRITE IT PROBABLY RIGHT HERE IN THIS ROOM.

THE CITY COUNCIL WILL HOLD ITS ANNUAL STRATEGIC GOAL SETTING MEETING.

WHY DO WE PICK FEBRUARY? WHY DOES IT HAPPEN AT THIS

TIME? IT'S ALL PART OF THE BUDGET CYCLE.

CITY COUNCIL NEEDS TO EVERY YEAR TO TELL, BASICALLY TELL US WHAT ARE THEIR STRATEGIC GOALS? WHAT ARE THE THINGS THEY WANT US TO BE FOCUSING ON AND EMPHASIZING, UM, OVER THE NEXT COUPLE OF YEARS.

THAT'S IMPORTANT FOR US BECAUSE THEN STAFF GOES BACK AND PUTS TOGETHER SMART MEANING SPECIFIC, MEASURABLE, ATTAINABLE, REALISTIC, AND TIMELY MEASURES, UH, THAT GET ATTACHED TO EACH OF THOSE GOALS.

WE BRING IT BACK TO THE COUNCIL THEY ADOPTED IN THE MAY TIMEFRAME.

THE REASON WHY WE NEED IT BY MAY IS BECAUSE WE START THE BUDGET PROCESS IN EARNEST AROUND THAT TIME.

AND THE DEPARTMENTS HAVE TO PREPARE THEIR BUDGETS TO MAKE SURE THAT THEY'RE REFLECTING THE COUNCIL'S STRATEGIC GOALS.

AND THAT'S HOW YOU MAKE THE POLICY MAKING MESH WITH THE EXECUTION, THE STEERING, THE BICYCLE PEDAL, WORKING WITH THE PEDALERS.

AND THAT'S WHY WE DO THAT.

UM, ON JANUARY FOUR, 24TH, THIS PAST, UM, EARLIER THIS WEEK, I SHOULD SAY, IT WAS, WE HAD A WORK SESSION.

MICHAEL QUINT GAVE A PRESENTATION, UH, TO START THE DISCUSSION ABOUT WHAT THE CITY COUNCIL WOULD LIKE TO DO WITH THESE PROPERTIES HERE WHERE WE ARE SITTING TODAY, GIVEN THE FACT THAT THE NEW CITY HALLS UNDER CONSTRUCTION, THAT'S GONNA BE TWO YEARS, BUT IT'S NOT TOO EARLY TO START TALKING ABOUT WHAT ARE WE GONNA DO WITH THE EXISTING CITY HALL FACILITY, THE FACILITY ACROSS THE STREET, AND EVEN IN THE PARKING LOTS ADJACENT TO US.

UM, CITY COUNCIL WILL HAVE A SERIES OF CONVERSATIONS.

YOU'LL SEE MORE OF MICHAEL QUENT AS HE WALKS THEM THROUGH THIS PROCESS.

THE INTENT IS TO GET A DIRECTION FROM THE COUNCIL ON WHAT IS THE DECISION MAKING CRITERIA AND PROCESS FOR REDEVELOPMENT OF CITY HALL, CITY PROPERTIES, UM, THAT WILL SOON BE FORMALLY KNOWN AS CITY HALL.

AND, UM, SO THE COUNCIL AND THE PUBLIC, WE WILL, WE WILL MEET WITH MEMBERS OF THE PUBLIC, WE WILL MEET WITH OUR HISTORIC FOLKS, AND WE WILL INFORM OURSELVES.

THE COUNCIL WILL PROBABLY PREPARE A SET OF GUIDING PRINCIPLES TO ADOPT AS PART OF THIS PROCESS.

AND THEN WE'LL HOPE TO HAVE AN RFQ ON THE STREET, UM, BY EARLY NEXT YEAR, IF NOT LATE YET, LATE IN 2023, BUT PROBABLY EARLY 24.

SO, UH, WE'RE EXCITED ABOUT THAT.

THAT'S THE NEXT BIGGEST THING.

SO OBVIOUSLY CITY HALL AND THE EAST SIDE REDEVELOPMENT IS A REALLY BIG DEAL.

GETTING THIS REDEVELOPED IS A MAJOR INFLECTION POINT FOR THE DOWNTOWN SQUARE AREA.

SO WE'RE VERY EXCITED ABOUT THAT.

I'D LIKE TO SHARE WITH YOU SOME SOCIAL MEDIA ANALYTICS.

UM, WE'LL STRIKE THIS IN YOUR G WHIZZ CATEGORY.

UH, I KNOW WE WALKED AWAY WITH, UH, OVER 50 PEOPLE WHO DIRECTLY SAID THEY NEEDED HOTEL ROOM BLOCKS, AND YOU CAN DO THE MATH THAT THAT CAN ADD UP TO, TO QUITE A BIT OF BUSINESS FOR MCKINNEY.

UM, BUT THEN THERE WERE SEVERAL OTHERS THAT, UM, ARE STILL REACHING OUT THAT DIDN'T EVEN LEAVE THEIR NAME WITH US.

SO, AND THAT'S JUST US.

THAT DOESN'T INCLUDE ALL THE OTHER VENDORS THERE IN THE AMOUNT OF BUSINESS THAT WENT TO MCKINNEY, UH, WEDDING INDUSTRY FOLKS.

SO, UM, KUDOS TO, TO THAT TEAM AND WHAT THEY'RE DOING.

AND THE OTHER, WE ARE PARTNERING WITH COLIN COLLEGE, OUR PARKS TEAM AND THE COURTS TO HOST THE NJ C A A D ONE NATIONAL TENNIS CHAMPIONSHIP.

SO THAT'S THE JUNIOR COLLEGE, UM, TENNIS, UH, NATIONAL CHAMPIONSHIP.

UM, AND THAT WILL KICK OFF THE DAY AFTER THE BYRON, SO GET READY MCKINNEY.

IT'S GONNA BE A BUSY COUPLE WEEKS FOR US.

UM, BUT WE'RE REALLY EXCITED TO, TO HAVE THAT HERE.

AND, AND IF ALL GOES WELL, THERE MIGHT BE, UH, POTENTIAL FOR FUTURE YEARS OF THAT EVENT STAYING IN MCKINNEY.

UM, THEY HAVE FINISHED THE MAJORITY OF THOSE IMPROVEMENTS DO HAVE FUNDS LEFT THAT THEY WOULD LIKE TO, TO REALLOCATE TOWARDS, UM, THIS SEGMENT OF THE PROJECT, WHICH IS PLUMBING TO INSTALL A WATER FOUNTAIN BECAUSE IT WAS AN EXISTING PROJECT AND WOULD REQUIRE AN AMENDMENT TO THAT IF THE BOARD APPROVES THAT.

THE ORIGINAL MAIN STREET IS ACTUALLY RUNS RIGHT THROUGH OUR PROPERTY IS TWO OF OUR BUILDINGS ARE ON BOTH SIDES OF THE ORIGINAL MAIN STREET.

SO, UM, WHAT WE'VE BEEN WANTING TO DO IS BRING THE, THE FLOWER MILL OUT OF THE DARK.

AND, UM, THE BEST THOUGHT WE HAD WAS PUT A PUT A SIGN ON THE ROOF, HAVE FLOWER MILL ON LIT UP AT NIGHT, AND DURING THE DAY PEOPLE CAN SEE IT.

YOU CAN NOW SEE, UM, THE FLOWER MILL FROM DOWNTOWN MCKINNEY.

WITH THE IMPROVEMENTS THAT HAVE BEEN MADE ON LOUISIANA STREET.

THEY'VE CUT DOWN SOME OF THE TREES AND NOW YOU CAN ACTUALLY SEE THE BUILDING FROM, IF YOU STAND ON, ON THE RIGHT PART OF TOWN ON DOWNTOWN, YOU CAN SEE ALL THE WAY DOWN, SEE THAT BUILDING.

AND NOW IF WE HAVE A SIGN THEY'LL SAY, OH, THAT'S THE FLOWER MILL.

THAT'S THE BUILDING THAT'S OVER THERE.

AND SO THAT WAS THE REASON THAT WE'D LIKE TO HAVE A SIGN.

THIS IS WHAT IT WOULD LOOK LIKE AT NIGHT.

WE DO HAVE TENANTS IN THE BUILDING NOW, UM, DAYTIME TENANTS, BUT WE DO HAVE AN EVENT IN BUSINESS.

AND SO MANY PEOPLE DO COME TO THE BUILDING AT NIGHT TO HAVE A WEDDING OR A PARTY, A CHRISTMAS PARTY OR A BUSINESS EVENT.

UM, THE HERD, CRAIG IS, UM, A PHILANTHROPIC HUB FOR OVER 20 ORGANIZATIONS THAT IS VOLUNTEER BASED AND PRESERVES AND PROMOTES THE LEGACY OF ART, PHILANTHROPY, AND EDUCATION.

UH, IN ADDITION TO PRESERVING AND PROMOTING WORKS OF ART AND LOCAL ARTISTS, UM, OUR NONPROFIT PRIVATE FOUNDATION PROVIDES FREE MEETING SPACE AS OUTLINED BY OUR TRUST DOCUMENTS AND BYLAWS.

I'M, I'M PRETTY SURE YOU GUYS KNOW ALL ABOUT IT, BUT JUST AS A LITTLE REVIEW, UM, WHAT WE DO IS WE ARE A FIVE ACRE FARM IN MCKINNEY.

WE'RE A DONATION FARM.

SO EVERYTHING WE GROW, WHICH IS NUTRITIONALLY DENSE FOODS, UH, WE GIVE AWAY TO PEOPLE WHO ARE FOOD INSECURE IN MCKINNEY.

AND WE DO THAT BY WORKING WITH OUR COMMUNITY PARTNERS THAT ARE LISTED AT THE BOTTOM OF THIS SLIDE.

WE ACTUALLY ADDED THIS YEAR, ONE NEIGHBORS NOURISHING NEIGHBORS, WHICH IS IN PROSPER.

UM, AND WE, UH, WE GET OUR FOOD OUT VERY QUICKLY.

WE HARVEST IT, AND THEN WE GET IT OUT THROUGH OUR PARTNERS WHO PROVIDE MEALS FOR PEOPLE LIKE SAMARITAN INN AND, AND COMMUNITY GARDEN KITCHEN.

AND, UH, OR THEY GIVE IT DIRECTLY TO LIKE 200 FAMILIES EVERY WEEK ARE BENEFIC BENEFITED BY WHAT WE GROW.

AND, UM, YOU GUYS WERE A PART OF THAT.

YOU HELPED US BUILD OUR HYDROPONIC GREENHOUSE, WHICH OPENED IN THE FALL.

AND WE HAVE BEEN, UM, HARVESTING, UH, BIB LETTUCE FROM THERE EVER SINCE WE OPENED.

AND THAT WILL CONTINUE TO BE ABLE TO GROW WHAT WE'VE GIVE AWAY EVERY YEAR BECAUSE WE'LL BE ABLE TO PRODU PRODUCE THAT LETTUCE YEAR ROUND.

SO LAST YEAR WE PRODUCED 20 12,000 POUNDS OF, OF, UH, CROPS THAT WE DONATED AND, UM, AND 3000 DOZEN EGGS.

THE EGGS ARE SO IMPORTANT BECAUSE THAT'S A SOURCE OF PROTEIN FOR PEOPLE WHO NEED IT, AND WE ARE LIMITED TO THE AMOUNT OF EGGS WE CAN GIVE AWAY, EVEN THOUGH EVERYBODY WANTS MORE, UH, BECAUSE OF OUR SIZE OF OUR COOP AND THEREFORE OUR FLOCK.

SO OUR PROJECT, UM, IS TO BUILD A BIGGER COOP, AND THIS COOP WILL BE MULTIPURPOSE, UH, AND IT WILL BE, UM, SUSTAINABLE.

AND THIS WILL BE ENABLE US TO GO FROM 3000 DOZEN EGGS A YEAR, DONATING TO OVER 10,000 DOZEN EGGS PER YEAR.

UM, WE SAY THE COUP IS MULTIPURPOSE BECAUSE IT WILL HAVE A RAINWATER HARVESTING SYSTEM.

IT WILL BE EVERYTHING AUTOMATIC.

IT WILL HAVE AUTOMATIC DRINKERS, IT WILL HAVE AUTOMATIC DOORS, IT WILL BE SOLAR POWERED.

IT WILL, UM, UH, HAVE THESE, UH, NESTING BOXES THAT YOU SEE THERE IN THE PICTURE WHERE THE EGGS ROLL DOWN.

AND THAT WILL KEEP THE EGGS CLEAN AND IT'LL MAKE IT EASIER FOR THE VOLUNTEERS OR STAFF TO HARVEST THE EGGS AND GET THEM OUT QUICKLY TO PEOPLE.

UM, ONE OF THE COOLEST THINGS ABOUT THE COOP THOUGH, IT WILL BE, IT WILL BE A COMPOSTER.

SO AS YOU MAY OR MAY NOT KNOW, CHICKEN, UM, WASTE IS ONE OF THE BEST FERTILIZERS.

AND SO OUR COOP DESIGN WILL A**L WILL ALLOW US TO, AND CHICKENS DO THEIR BUSINESS WHEN THEY'RE ROOSTING IN THE COOP.

SO MOST OF THAT MANURE ENDS UP IN THE COOP.

SO WE WANNA GET THAT OUT OF THERE FOR CLEANLINESS.

SO OUR DESIGN WILL ALLOW US TO BE ABLE TO REMOVE ALL OF THAT AND MIX IT WITH, UH, FOOD WASTE AND, UH, SHREDDED UP BARKS, THAT SORT OF THING, TO BE ABLE TO CREATE THE COMPOST FOR THE FARM.

SO IT WILL CREATE A HIGH QUALITY COMPOST AND THAT WILL SAVE MONEY IN THE LONG RUN.

AND THEN, OF COURSE, THE WATER THAT WE WILL HARVEST FROM THE, THE ROOF AND ALL THAT AS WELL, WILL, UM, HELP WITH OUR NEEDS ON THE FARM.

SO, UM, THIS IS OUR TOTAL BUDGET AND FOR THE PROJECT.

SO WHAT WE'RE ASKING FOR IS $22,000 TO COVER JUST THE BUILDING MATERIALS AND LIKE THE RAINWATER COLLECTION COMPONENT.

AND THEN THE REST OF THE, THE REST OF IT THEN WE WILL COVER AS FAR AS LIKE GETTING THE CHICKENS AND ALL THAT SORT OF THING THAT WE WILL NEED.

OUR, OUR, UH, CURRENT FLOCK IS, UM, HAS BEEN REDUCED IN SIZE RECENTLY.

UM, WE WILL AGE THEM OUT IN THE NEXT MONTH OR SO.

WE WILL HAVE A GAP BETWEEN, UM, UM, THIS NEW COOP AND OUR CURRENT FLOCK.

SO, UH, WE WANT TO GET THE NEW CHICKENS IN AS SOON AS POSSIBLE.

SO OUR GOAL IS TO HAVE THIS COMPLETED BY, UM, JUNE, AROUND JUNE, SO WE CAN, UM, INTRODUCE THE NEW CHICKENS AND GET MOVING ON THE EGGS.

SO WE, WHEN WE FIRST GOT THE FIRST COOP, WE BUILT THAT A COUPLE OF YEARS AGO AND WE WANTED TO BE MOBILE SO IT COULD GO AROUND THE PROPERTY AND FERTILIZE AND THAT SORT OF THING.

UM, BUT WE, OBVIOUSLY, IT'S NOT BIG ENOUGH AND WE JUST, TUCKER CAME UP WITH THIS GREAT DESIGN BASED ON SOME THINGS HE HAD READ WHERE THE COOP WILL BE STATIONARY.

UM, IT WILL HAVE SECTIONS AND SO THE BIRDS WILL NOT BE, UH, ROOSTING IN THE SAME SECTIONS ALL THE TIME.

AND THEN, UH, HE WILL FEATHER NET WITH ELECTRIC FENCING THE PASTURE.

SO THEY WILL GO OUT AND, AND GRAZE ON THAT SECTION.

IF YOU LOOK AT THE JOBS THAT ARE INABLE NOT MADE UP WORD, UM, AGRICULTURE, AGRICULTURE JOBS DO FALL ON THAT PRIMARY, UH, JOB LIST THAT IS INCLUDED IN THE LOCAL GOVERNMENT CODE.

THE CONTRACT DELIVERY DATE HAS BEEN AMENDED AND EXTENDED TO APRIL 30TH, 2023.

WE HAVE THE ESTIMATED COMPLETION DATE, UH, END OF Q2 AT THIS POINT.

AND WE ARE ALSO WORKING WITH THE TUBBS TEAM IN THE CITY TO, UH, BE ABLE TO ISSUE A TCO TEMPORARY CERTIFICATE OF OCCUPANCY SO THAT BREWERY PRODUCTION CAN BEGIN PRIOR TO THE FULL SITE OPENING.

AND THE TARGET DATE FOR THAT IS MARCH 15TH.

UM, BECAUSE OF THE DELAY IN THE TIMEFRAME, TUBS HAS BEEN SUCCESSFUL IN EXTENDING THEIR LEASE AT THEIR CURRENT LOCATION THROUGH THE END OF MARCH.

SO YOU CAN SEE THE PROGRESS THAT'S BEING MADE AND THE BREWERY, UH, IN EACH OF THOSE PHOTOS.

SO A LOT HAS HAPPENED ON THE SITE.

THERE'S STILL QUITE A BIT THAT HAS TO TAKE PLACE, BUT, UM, THIS IS WHAT WE ARE SEEING AT THIS POINT.

SO EVERYBODY IS AWARE THAT THERE HAVE BEEN BUDGET CONCERNS, UM, CHALLENGES I GUESS I WOULD SAY THAT HAVE BEEN ADDRESSED THROUGHOUT THE PROJECT THROUGH A VARIETY OF, OF APPROACHES.

SOME IN TERMS OF VALUE ENGINEERING, SOME IN TERMS OF, UH, DEFERRING A PORTION OF THE PROJECT FOR FUTURE DEVELOPMENT.

BUT WHEN OURT SUBCOMMITTEE, UM, CHAIRMAN RICHARDSON WOODS, VICE CHAIR, DAVID, UH, KELLY, AND, UH, OUR SECRETARY, DEBORAH BRADFORD, WHO ARE ALL MEMBERS OF THE SUBCOMMITTEE, DAVID ROCHE IS AN ALTERNATE OF THAT COMMITTEE.

UM, WE'RE AT OUR MONTHLY MEETING ON THE 21ST OF DECEMBER.

WE'RE NOTIFIED BY TUFTS OWNER AT THAT TIME THAT HE ANTICIPATED AN EIGHT, APPROXIMATELY $800,000 SHORTFALL FROM THE APPROVED PROJECT AMOUNT.

WE RECEIVED AN OFFICIAL REQUEST ON DECEMBER 31ST FROM TUFTS FOR AN ADDITIONAL 6 44, 4 27.

AND ALSO ALONG WITH THAT REQUEST, UM, THERE WAS INCLUSION OF AN ASK TO RELEASE 400,000, WHICH HAD BEEN SEGREGATED TO ENSURE THAT AMENITIES ON THE PROJECT SITE WERE COVERED.

AS SOON AS WE HAD THAT CONVERSATION, UM, THE TUBBS SUBCOMMITTEE AND CDC AT LARGE BEGAN TO WORK WITH CITY STAFF AND CITY COUNCIL TO IDENTIFY WHAT OPTIONS MIGHT BE.

IN TERMS OF ADDRESSING IT.

WE'LL REMIND THE TEAM THAT UNDER OUR CONTRACT WITH TUFTS, THE THEY ARE THE OWNER AND THE TENANT AND THEY'RE OBLIGATED TO COVER SHORTFALLS.

BUT I THINK THERE WAS A SPIRIT OF PARTNERSHIP, COMMUNITY PARTNERSHIP THAT EVERYBODY HAD AND WANTED TO, UM, REALLY BE A PARTICIPANT IN FINDING A SOLUTION TO WHERE WE ARE.

SO BEGINNING IN, UH, EARLY JANUARY, JANUARY 3RD, HAD OUR FIRST MEETING WITH COUNSEL, THE TUBB SUBCOMMITTEE, UH, TO TALK ABOUT OPTIONS, BUT, UH, ADDITIONAL BACKGROUND, SOME OF THE ISSUES THAT ARE CONTRIBUTING TO THE SHORTFALL THERE, ONE OF THE, THE STRUCTURES ON SITE, WHICH WILL BE THE TAP ROOM WHEN THE PROJECT IS COMPLETED.

UH, THERE WERE SERIOUS STRUCTURAL ISSUES THAT WERE IDENTIFIED THAT WERE NOT KNOWN AT THE TIME THE PROJECT STARTED AND THE ESTIMATED FIX FOR THAT'S ABOUT 250,000.

THERE HAVE BEEN SOME REQUIREMENTS FOR DRAINAGE, UH, THAT WERE NOT IN THE, IN THE GMP IDENTIFIED AT FULL COST ELECTRICAL ISSUES, HAVING TO INSULATE THE BREWERY.

THOSE ARE SUBSTANTIAL COSTS THAT CONTRIBUTED TO THE OVERAGE.

THERE ARE SOME OTHER THINGS THAT HAVE BEEN, UH, CONTRIBUTORY AS WELL.

ADDITIONAL AN ADDITIONAL DUMPSTER ON THE SITE, COOLERS, EQUIPMENT PURCHASES, AND REQUESTED ALLOWANCES FOR FUTURE EXPANSION.

SO JUST IN TERMS OF BACKGROUND, THAT'S WHAT IS BEHIND THE SHORTFALL IN WORKING WITH COUNCIL AND IN WORKING WITH THE TBS TEAM, UH, WE WENT BACK AND AND FORTH ON WHAT, UM, RESOURCES MIGHT BE AVAILABLE TO ADDRESS THIS SITUATION OVER A PERIOD OF A COUPLE WEEKS.

AND WHERE WE HAVE LANDED FOR YOUR CONSIDERATION IS TO, UH, PROVIDE AN A LOAN ADDITIONAL

FUNDING FROM MC D C CAPPED AT 750,000 FOR 10 YEARS.

THAT AN INTEREST RATE OF 4.33%, WHICH IS THE EFFECTIVE FEDERAL FUNDS RATE.

UM, AT THIS TIME, FIRST YEAR REPAYMENT WOULD BE INTEREST ONLY AND REPAYMENT WOULD BEGIN THE FIRST DAY OF THE MONTH FOLLOWING THE ISSUANCE OF THE CERTIFICATE OF OCCUPANCY OR JULY 1ST, WHICHEVER IS SOONER.

AND IN ADDITION TO THAT, TES WOULD PUT IN 150,000.

SO IT WOULD BE IN TOTAL AN ADDITIONAL 900,000 CONTRIBUTED TO THE PROJECT.

UM, ANOTHER IMPORTANT PIECE OF THIS AS A LOAN, AS YOU WOULD FIND IN ANY COMMERCIAL LOAN, IT WOULD BE SUBJECT TO CDC HAVING AN EARLY CALL, RIGHT? IF THERE WERE CERTAIN, UM, CORPORATE EVENTS, RESTRUCTURING EVENTS THAT TOOK PLACE.

AND IT IS, IT WOULD, UM, MIRROR WHAT'S IN PLACE FOR THE CITY'S THREE 80 AGREEMENT.
