0020 S U P TWO. PUBLIC HEARING TO CONSIDER A SPECIFIC USE PERMIT TO ALLOW FOR AUTOMOBILE SALES REPAIR OR STORAGE. PAT LOBE TOYOTA, THIS IS A 3350 SOUTH CENTRAL EXPRESSWAY. LEXI.

GOOD EVENING COMMISSIONERS. THE APPLICANTS REQUESTING A SPECIFIC USE PERMIT TO ALLOW EXPANSION OF THE EXISTING CAR DEALERSHIP AND SERVICE CENTER AT THE SUBJECT SITE OFF OF HIGHWAY 75. CRAIG DRIVE. THE SCP IS SPECIFICALLY FOR THE CONSTRUCTION OF A NEW SERVICE CENTER IN THE NORTHERN PORTION OF THE SITE IS SHOWN ON THE SITE PLAN. THE EXPANSION IS APPROXIMATELY 23,000 SQUARE FEET FOR PAT LOBE TOYOTA SERVICE CENTER, THE AREA FOR THE PROPOSED EXPANSION. OVER HERE.

IT IS CURRENTLY A PARKING LOT FOR THE DEALERSHIP, GIVEN THAT THE PROPOSED DEVELOPMENT IS ORIENTED TOWARDS THE REAR OF THE EXISTING DEALERSHIPS SITE, EXPANSION OF THE EXISTING BUSINESS STAFFERS RECOMMENDING APPROVAL OF THE S U P ALSO AS PART OF THE S U. P PROCESS, THE APPLICANT IS REQUESTING A VARIANCE TO PERMIT BAY DOORS TO FACE THE RIGHTS OF WAY. THE PROPOSED DEVELOPMENT IS BEING REVIEWED UNDER OUR PREVIOUS CODE , OR THE OLD CODE SECTION, 1 46 , WHICH REQUIRES A VARIANCE TO PERMIT THE DOORS TO FACE RIGHTS OF WAY AND TO REDUCE THE SCREENING REQUIRED FOR SAID BAY DOORS. THERE IS AN EXISTING METAL FENCE WITH MASONRY COLUMNS AND EXISTING CANOPY TREES ALONG A PORTION OF CRAIG DRIVE THAT WILL SCREEN ONE OF THE LARGER BAY DOORS, BUT THERE IS NO CURRENTLY NO ADDITIONAL SCREENING BEING PROPOSED FOR THE DEVELOPMENT ALONG BUSH DRIVE. IT SHOULD BE NOTED THAT THIS REQUEST FOR THE ORIENTATION OF THE BAY DOORS IN THE REDUCTION OF THE SCREENING ALIGNS WITH THE NEWLY ADOPTED SCREENING REQUIREMENTS OF THE UNIFIED DEVELOPMENT CODE OR THE UDC. THE UDC HAS REMOVED THE ORIENTATION OF THE BED OR REQUIREMENTS. THAT SECTION 1 46 CURRENTLY HAS IN PLACE, SO TAKING INTO CONSIDERATION THE NEW UDC REQUIREMENTS AND THE FACT THAT THE SITE HAS EXISTING LANDSCAPING AND IN PLACE TO SOFTEN THE VIEW. OF THE PROPOSED BY DOORS. STAFF RECOMMENDS APPROVAL VARIANCE REQUEST AND I WILL STAND FOR ANY QUESTIONS. QUESTIONS OF STAFF ON THE S U P MR MAN'S EYE. LET'S SEE. UM HISTORICALLY, WE'VE HAD SOME ISSUES WITH OTHER DEALERSHIPS, AND I'M NOT PARTICULARLY NO VISIT THIS DEALERSHIP OR NOT. RELATED TO PARKING OF EMPLOYEES ON RESIDENTIAL STREETS, RESULTING IN SOME TRAFFIC ISSUES ALONG THE WAY AND NOTICING THE AERIAL HERE. THIS PARKING LOT IS COMPLETELY FULL OF CARS, OVERALL, UM HAD STAFF OF VALUE EIGHT OR THE CITY LOOK AT IF BUSINESS STARTS HAVING ALL ITS EMPLOYEES PARK ON STREETS SURROUNDING I BUSINESSES THAT SORT SO. AND HAS THE STAFF. LOOK AT THIS WHEN WE'RE TAKING OUT SO MUCH PARKING. TYPICALLY CAR DEALERSHIPS ARE NOT SHORT OF PARKING SPACES. AS FOR SURE, THE DIFFERENCE BEING WHETHER THEREFORE, INVENTORY OR EMPLOYEES CORRECT? YES SO WHEN WE LOOK AT EXPANSIONS LIKE THIS FOR AN EXISTING SITE, THE MAIN THING THAT WE WOULD BE LOOKING AT ITS ON THE SITE PLAN BASED ON THE SCP EXHIBIT. WOULD BE AN UPDATED PARKING TABLE SO WE WOULD TAKE A LOOK AT WHAT IS CURRENTLY ON SITE AND WHAT THE NEW PARKING RATIO WILL BE ONCE THIS EXPANSION IS IN PLACE, SO THE PARKING RATIO THAT WE CURRENTLY HAVE FOUR CAR DEALERSHIPS UNDER THE OLD CODE HAS A REQUIREMENT FOR BOTH, UM JUST NORMAL SQUARE FOOTAGE OF THE CAR DEALERSHIP, AND I BELIEVE IT'S SPACES PER SERVICE BASIS. IS THAT CORRECT? YEAH AND IF THEY'RE GOING TO BE ANY CARS STORED OVERNIGHT FOR SERVICE, THERE IS ADDITIONAL PARKING PART FOR THOSE SO AS LONG AS THE SORRY AS LONG AS THE PROPOSAL FOR THE EXPANSION STILL MEETS THE PARKING REQUIREMENTS, THEN UM, THAT'S WHAT PLANNING LOOKS AT THIS IN. THIS DOES CURRENTLY MEET ALL THOSE PARKING RATIOS. YES. YEAH AND I DROVE IT AGAIN AND THERE WAS DIDN'T APPEAR TO BE ANY EMPLOYEES.
