UM THIS IS A SITE PLAN APPLICATION FOR A PROPOSED RESTAURANT AND RETAIL BUILDING AS WELL AS AN EXISTING BUILDING LOCATED AT THE SOUTHEAST CORNER. LOUISIANA STREET AND SOUTH CHESTNUT STREET. AS PART OF THE APPLICATION, THE APPLICANTS REQUESTING DESIGN EXCEPTIONS TO THE REQUIREMENTS OF THE MTC MCKINNEY TOWN CENTER ZONING DISTRICT. THE FIRST DESIGN EXCEPTION IS TO BUILD IS TO THE BILL TO ZONE REQUIREMENT OF THE SOUTHERN BUILDING ALONG CHESTNUT. THE MTC REQUIRES ALL BUILDINGS FOR RUNNING A PEDESTRIAN PRIORITY BE STREET TO HAVE A MINIMUM OF 50% OF THE FRONTAGE OF THE BUILDING WITHIN 10 FT. OF THE RIDE AWAY LINE, THE CURRENT BUILDING SINCE APPROXIMATELY 16 FT FROM THE RIGHT OF WAY LINE. THE OTHER DOES DESIGN EXCEPTIONS BEING REQUESTED OR TO THE FACADE REQUIREMENTS OF THE PROPOSED BUILDING AT THE HARD CORNER OF CHESTNUT AND LOUISIANA. DESIGN EXCEPTIONS BEING EQUIPPED BEING REQUESTED TO PROVIDE LESS THAN 80% MASONRY OR PRE PRECAST CONCRETE PANELS MADE TO LOOK LIKE MASONRY. ANOTHER IS TO PROVIDE MORE THAN 20% OF AN ALTERNATIVE BUILDING MATERIAL. ON THE NORTH FACADE. THE APPLICANT IS PROVIDING A PROMINENT ENTRYWAY FEATURE MADE PRIMARILY OF WOOD ON THE NORTHWEST CORNER OF THE SITE. THIS FEATURE ESSENTIALLY ACTS AS 1/5 ELEVATION OF THE PROPERTY BUT IS INSTEAD SPLIT INTO THE NORTH AND WEST BUILDING MATERIAL CALCULATIONS.
