SPECIFICATION AND THE MASONRY SPECIFICATION IS THAT IT DOESN'T NECESSARILY MEET THE INTENT OF THE MCKINNEY TOWN CENTER, UM, ZONING DISTRICT, AND THAT'S WHY STAFF IS RECOMMENDING TO BATTLE YOU'RE DOING GREAT. I WANTED TO TALK A LITTLE BIT ABOUT SORT OF JUST MAKING THE DISTINCTION BETWEEN OFFENSE AND A SCREENING DEVICE. SO AS WE'RE LOOKING AT, OBVIOUSLY WOULD FENCES IN AND AROUND MCKINNEY ARE PERMITTED. PRETTY MUCH EVERYWHERE. BUT WHAT WE'RE EVALUATING IT AS AS A STREET SCREENING DEVICE. OUR CODE MAKES THIS DISTINCTION THAT IT'S A SCREENING DEVICE, AND THAT'S WHERE OUR CONCERN WITH THE WOOD COMES IN, WHEN IT'S JUST A TRADITIONAL WOOD FENCE. RIGHT IT'S EVEN WITH THIS IMAGE HERE THAT WOULD HAS FLIPPED HORIZONTALLY TO CREATE SOME ARCHITECTURAL INTEREST, BUT IN THE MCKINNEY CODE IN THE MTC, AS WELL AS THE MASTER CODE WOULD WOULD. BUT WHEN WE LOOKED AT THE PROPOSED HEIGHT OF 6 FT, PLUS JUST A TRADITIONAL CEDAR FENCE WITH UM, YOU KNOW, AS PROPOSED TO SERVE THAT ST SCREENING DEVICE REQUIREMENT, WE AS A STAFF HAD CONCERNS WITH

SURE PRIVACY SCREENING THEY'RE LOOKING FOR. I GUESS IF WE'RE TALKING ABOUT SHIFTING THE PATIO AROUND LIKE THE LOCATION OF THE OUTDOOR STUFF, OBVIOUSLY, WE DEFER TO THE APPLICANT, ONE OF THE THINGS THAT WE DID TALK ABOUT AT THE STAFF LEVEL WHEN WE WERE REVIEWING THIS, AND I WISH I COULD ZOOM IN A LITTLE BIT, BUT UM WAS, YOU KNOW, WE RECOGNIZE THAT THERE IS A DESIRE TO HAVE SOME REAL SCREENING ALONG THAT CORNER AND UP THE NORTH SIDE OR THE EAST SIDE OF THE PROPERTY. UM. YEAH THAT'S RIGHT. BETTER, UM, UP THROUGH HERE. AND ALONG THIS SIDE, WE HAVE LESS CONCERNED ABOUT THE 6 FT. RIGHT NOW WE KNOW THAT THEY'RE TRYING TO CREATE THAT SORT OF ENCLOSED SPACE. ONE OF OUR BIGGER CONCERNS WAS THROUGH THIS AREA.

ESPECIALLY KNOWING THAT RIGHT THROUGH HERE IS ALREADY THAT SORT OF OPEN. YOU HAVE THAT OPEN VIEW IN BETWEEN AND TO CREATE A 6 FT FENCE ALL THE WAY AROUND.
