UM, AS YOU NOTED IN THE ARIEL EXHIBIT HERE. THE CURRENT ZONING FOR THE PROPERTY. ALTHOUGH PD, UM DEVELOPMENT DISTRICT DOES ALLOW FOR COMMERCIAL USES AND DEVELOPMENT. THE APPLICANT HAS REQUESTED TO RESIGN THE PARCEL TO SEE TO LOCAL COMMERCIAL DISTRICT DUE TO THE PRACTICALITY TO THE MAJOR THOROUGHFARE. THE PROPERTY IS LISTED AS COMMERCIAL CENTER PLACE TYPE IN THE CITY'S COMPREHENSIVE PLAN, WHICH WOULD ALLOW FOR RETAIL AND COMMERCIAL USES. ADDITIONALLY THE PD IDENTIFIES RESIDENTIAL COMPONENTS AS BEING PERMITTED USES WITHIN THIS PD. AS YOU MAY KNOW, THE RESIDENTIAL COMPONENTS WERE ELIMINATED FROM BEYOND ZONING DISTRICTS IN 2018.
