SO YOU'LL HAVE YOUR FULL BYLAWS BOARD FUNCTIONS TO OVERSEE THE OPERATING PROCEDURES OF THE ANNUAL BUDGET, EVALUATE THE PROGRESS OF THE VISIT MCKINNEY ORGANIZATION, ELECT OFFICERS, AND CREATE SUBCOMMITTEES WITHIN THE BOARD AND HOLD MONTHLY MEETINGS THAT ARE GOVERNED BY THE TEXAS OPEN MEETINGS ACT.

UH, WE, UM, REGULAR ATTENDANCE IS SUPER IMPORTANT FOR US.

UM, THE WORK THAT YOU DO AND THE INFORMATION WE PROVIDE, UM, YOU GUYS ARE A KEY PART OF HOW WE MOVE FORWARD.

AND SO WE HAD, WE HANDLED THAT IN THE LAST WORK SESSION, IT WOULD BE, UM, FROM WHAT I UNDERSTAND FROM MCKINNEY SEED, ONE OF THE, IF NOT THE BIGGEST URBAN GARDEN IN TEXAS AND MAYBE ONE OF THE BIGGEST IN THE UNITED STATES.

WELL, OUR FIRST COUNCIL MEETINGS, WE'RE EXPECTING TO BE IN FEBRUARY, SO OUR JANUARY MEETINGS WILL STILL BE HERE, ASSUMING ALL OUR EQUIPMENT WORKS PROPERLY AND EVERYTHING IS GOING WELL, WE'RE GONNA KNOW, MAKE THAT TRANSITION TO HAVE COUNCIL MEETINGS IN FEBRUARY AT THE NEW CITY HALL.

UH, WE'LL HAVE A, UM, A COUPLE OF OPEN HOUSES.

WE'LL HAVE SORT OF A LOCAL COMMUNITY ONE, UH, AND THEN, UH, WE WILL DO A REGIONAL OPEN HOUSE.

BASICALLY, WE INVITE ALL THE MAYORS FROM ALL THE TOWNS IN NORTH TEXAS AND, UH, FOLKS TO COME AND, AND VISIT, UH, OUR CITY HALL AND SEE ALL THE, HOW IT'S GONNA BE SUCH A GREAT CATALYST PROJECT FOR THAT PART OF TOWN.

SO, VERY EXCITING.

UH, IT'S FINALLY HAPPENING.

AND, UH, WHAT'S FOR US, IT'S REALLY IMPORTANT IS IT, IT ALLOWS US TO SPATIALLY RIGHT, PHYSICALLY, UH, HAVE IN PLACE OUR ORGANIZATIONAL, UH, PHILOSOPHY, RIGHT? OUR HPO PHILOSOPHY, IT'S ALL ABOUT TEAM COLLABORATION.

WE SPENT A LOT OF TIME AND EFFORT ON IT, BUT PHYSICALLY WE'VE NOT HAD THE SPACE TO BE ABLE TO NECESSARILY PROVIDE FOR THAT.

AND THAT'S WHAT NEW CITY HALL IS DESIGNED.

IT'S NOT GONNA FEEL LIKE A TRADITIONAL CITY HALL.

SO I HOPE IT DOESN'T, UH, HOPEFULLY IT FEELS MORE LIKE YOU'RE GONNA SEE COLLABORATIVE WORKSPACES WHERE PEOPLE CAN, WHAT I, WHAT I CALL THE, UH, SPONTANEOUS COLLISIONS OF IDEAS AND COLLABORATION.

SO, UM, MORE TO FOLLOW, BUT WE'RE EXCITED ABOUT THAT.

UM, WE WILL HAVE A BUSY NOVEMBER.

ONE OF THEM IS A VENUE, OUR AMPHITHEATER.

WE EXPECT TO HAVE A SITE PLAN.

THEIR SITE PLAN, UH, BROUGHT FORWARD ON, UH, NOVEMBER 19TH.

IT'S LOOKING LIKE WE, WE WERE TRYING TO SEE IF WE CAN GET IT FOR NOVEMBER 5TH, BUT IT LOOKS LIKE IT'S GONNA BE NOVEMBER 19TH.

THE COUNCIL HAS TO APPROVE THAT.

UH, SO THAT'LL BE A REALLY COOL LOOK AT REALLY WHAT VENUE THE, THE AMPHITHEATER IS GONNA LOOK LIKE.

THEY WERE SELECTED THROUGH A COMPETITIVE SELECTION PROCESS.

BUT, UH, WE HAVE NOT YET ARRIVED AT WHATSAPP PROGRAM GOING TO BE.

AND AT THE END OF THE DAY, WE HAVE TO REACH A MUTUAL AGREEMENT ON WHAT WE THINK THE PROGRAM IS GONNA BE AND, AND, UH, WHAT WE WANT IT TO LOOK LIKE.

I DO WANNA SAY THAT, UM, ALL PROPERTIES THAT ARE POTENTIAL IN MCKINNEY THAT HAVE MADE IT TO A CERTAIN POINT END UP IN COSTAR AS PER AS EITHER IN PROPOSED OR PLANNING.

MY ASTERISK ON THAT IS THAT DOES NOT MEAN THAT THAT HOTEL IS GONNA BE BUILT IN MCKINNEY.

IT MEANS THAT IT IS BEING, UM, TALKED ABOUT, LOOKED AT, UM, BUT THERE IS A CHANCE THAT IT COULD FALL OFF AND BECOME ABANDONED AT SOME POINT DOWN THE ROAD.

UM, AND SO I, I WANTED TO GIVE YOU ALL THE DATA THAT SHOWS UP.

UM, BUT JUST BECAUSE IT'S IN THAT, UM, ORANGE-ISH COLOR DOES NOT MEAN IT'S FOR SURE GONNA HAPPEN UNTIL, UNTIL A SHOVEL HITS THE GROUND.

UM, YOU KIND OF WAIT TO SEE THAT.

SO IF YOU LOOK AT UPPER TIER, UH, WE HAVE ONE PROPERTY IN MCKINNEY THAT TECHNICALLY FALLS IN THAT, AND IT'S REALLY BORDERLINE.

IT'S ON THE EDGE OF FITTING INTO UPPER TIER, AND THAT IS OUR SHERATON MCKINNEY HOTEL.

UM, AND SO THEN THERE IS ONE PROPERTY IN COSTAR THAT FITS IN THERE THAT IS, UM, UPPER TIER THAT'S IN PROPOSED AND PLANNING.

UM, IN MCKINNEY, IF YOU LOOK AT MID TIER, THIS IS WHERE EVERYTHING SEEMS TO BE HAPPENING.

UM, IN MCKINNEY.

IT'S ALSO THE HOTTEST HOTEL, UM, UH, UH, DEVELOPMENT MARKET ACROSS THE COUNTRY RIGHT NOW.

AND SO, UM, IT'S NOT ABNORMAL TO SEE THIS, AND, AND WE SEEM TO BE FOLLOWING THAT TREND.

UM, BUT THAT'S WHERE MOST OF OUR PROPERTIES ARE.

WE HAVE, UH, FOUR UNDER CONSTRUCTION IN THAT CATEGORY.

AND THEN WE HAVE SEVERAL MORE UNDER PROPOSED PLANNING IN THAT CATEGORY THAT ARE, UM, THAT ARE SERIOUSLY LOOKING AT BUILDING IN MCKINNEY.

AND THEN, BECAUSE WE ARE THE COUNTY SEAT AND WE'RE THE OLDEST CITY, UM, HERE IN THE COUNTY, WE DO HAVE SOME OF THE OLDEST PROPERTIES, UM, AS WELL.

AND SO YOU'LL SEE SOME OF OUR LOWER TIER, THOSE ARE, UH, SOME OF THE OLDER PROPERTIES YOU SEE IN MCKINNEY.

THEY STILL ARE ACTIVE HOTELS AND PAY HOT TAX, UM, BUT THEY WOULD FIT IN THAT CATEGORY.

UH, SOME OF THE DATA THAT, THAT YOU SEE, YOU GUYS GET TO SEE THIS MORE REGULARLY THAN THE OTHER BOARDS THAT I MIGHT PRESENT THIS TO.

UM, BUT WE CURRENTLY HAVE, UH, UH, JUST SHY OF 1700 SLEEP ROOMS IN MCKINNEY.

WE HAVE 414 ROOMS CURRENTLY UNDER CONSTRUCTION.

UM, AND SO I, YOU'D HAVE TO LOOK AT HISTORY, BUT I DON'T KNOW THE LAST TIME WE'VE HAD 400 ROOMS UNDER CONSTRUCTION IN MCKINNEY, WHICH IS A GREAT TREND TO SEE.

UM, AGAIN, ALL MID-TIER, UH, PRODUCT, BUT, UM, BUT WILL BE BENEFICIAL FOR US.

UM, AND THEN OCCUPANCY RATES, EVEN THOUGH IT'S JUST, UH, JUST SLIGHTLY DOWN, UM, WE ARE RUNNING AT RIGHT, UH, 69% OCCUPANCY.

AND IF YOU SCROLL DOWN THAT LIST, UM, YOU'LL SEE THAT IT IS THE HIGHEST OF ALL OF OUR, UM, NEIGHBORING COMMUNITIES AS FAR AS THE OVERALL OCCUPANCY FOR THE YEAR.

UM, AND SO THAT'S A TREND, UH, THAT WE LIKE TO SEE.

THE, UH, MY ASTERISK ON THIS SLIDE IS THAT WHEN WE ADD 400 ROOMS INTO OUR MARKET, UH, WE'RE PROBABLY GONNA SEE SOME

YOU MIGHT SEE OCCUPANCY RATES START CHANGING, UM, AND, UM, AND ULTIMATELY REVPAR WILL, YOU KNOW, THERE'LL BE SOME IMPACT THERE.

UM, THAT'S JUST SOMETHING FOR US TO WATCH 'CAUSE WE HAVEN'T HAD AN INFLUX OF ROOMS LIKE THAT IN OUR MARKET IN YEARS.

AND, UM, SO I'M ANXIOUS TO SEE WHAT THAT DOES.

HOTELS WITH MEETING SPACE, UH, ACCORDING TO COSTAR, THIS IS, IS EVERY PROPERTY THAT HAS ANY, UM, MEETING SPACE WHATSOEVER.

SO I INCLUDED IT.

UM, BUT I DID HIGHLIGHT THE ONLY TWO PROPERTIES THAT WE REALLY ARE ABLE TO BRING ANY TYPE OF GROUP BUSINESS TO.

UM, AND THAT IS THE SHERATON.

OBVIOUSLY YOU GUYS HAVE ATTENDED EVENTS THERE, YOU KNOW, UM, WHAT THEY HAVE AND THE GRAND HOTEL, UM, WITH THEIR MEETING SPACE AND THEIR OPPORTUNITY TO USE OTHER VENUES NEIGHBORING, UM, GATHER IMPACT, UM, SIMILAR SIZE VENUES LIKE THAT.

WE ARE ABLE EVERY ONCE IN A WHILE TO HOST A SMALL BOUTIQUES TYPE, UH, GROUP OR CONFERENCE.

UM, BUT IT HAS TO BE FAIRLY, FAIRLY SMALL TO PULL THAT OFF.

THIS IS AN IMPORTANT SLIDE FOR, UM, EVERYBODY IN THE ROOM.

OBVIOUSLY WE ALL KNOW ABOUT, UH, VENUE COMING AND, UH, HOPEFULLY HAVING THEIR FIRST SHOW IN 2026.

UH, WE ANTICIPATE OVER 700,000 VISITORS COMING TO MCKINNEY JUST FOR THIS VENUE.

UH, ONCE THAT IS FULLY OPERATIONAL, INCREDIBLE NUMBER, UH, WE ANTICIPATE ACCORDING TO DATA THAT OVER 54,000 ROOM NIGHTS WILL BE ATTRIBUTED TO THAT VENUE ALONE, UM, FROM THE GUEST ATTENDING THAT SHOW.

AND, UH, AND THEN A REMINDER THAT WE HAVE 1,675 TOTAL ROOMS. AND JUST A COUPLE WEEKENDS AGO, IT WAS THE WEEKEND OF THE TEXAS OU GAME.

UM, SO I DON'T HAVE IT DATED NECESSARILY TO PROVE THAT THAT IS WHAT IT WAS.

UM, BUT I HAVE SOME ASSUMPTIONS.

THERE WERE A COUPLE THINGS HAPPENING THROUGHOUT THE CITY AS WELL.

UM, WE WERE RUNNING, UH, FRIDAY AND SATURDAY AT 96 AND 97% OCCUPANCY ON THOSE TWO DAYS.

UM, AND, AND THAT'S A TREND, IF Y'ALL REMEMBER, UH, THROUGHOUT THE PAST YEAR, WHEN WE GET TO PEAK SEASONS, THAT'S A TREND WE SEE CONSISTENTLY HIGH 90% OCCUPANCIES IN MCKINNEY WITH OUR CURRENT HOTEL PRODUCT.

SO MY, MY PITCH HERE AND WHAT I TALK WITH, UM, OUR, UM, ECONOMIC DEVELOPMENT PARTNERS A LOT, AND THEY ACTUALLY TALK ABOUT A LOT OUT ON THE ROAD, IS THAT WE WANNA KEEP AS MANY OF THOSE 54,000, ALMOST 55,000 ROOM NIGHTS IN MCKINNEY AS WE CAN.

BUT ASSUMING THOSE CONCERTS ARE GONNA BE COMING ON OUR, UM, OUR FRIDAY AND SATURDAY NIGHTS PREDOMINANTLY AND PREDOMINANTLY IN OUR PEAK SEASONS, UM, UNTIL WE ADD HOTEL ROOM NIGHT OR HOTEL, HOTEL PRODUCT ON THE GROUND, A LOT OF THAT IMPACT IS GONNA GO TO OUR NEIGHBORS.

UM, AND SO MCKINNEY IS RIPE FOR HOTEL DEVELOPMENT.

UM, AND I THINK WE'RE STARTING TO SEE THAT TREND.

UM, BUT WE, WE DEFINITELY WANT TO, UM, KEEP ADDING, I'M GONNA FLY THROUGH THIS, BUT, UM, THERE WERE A COUPLE BIG STORIES HERE RECENTLY, UM, ON COSTAR RELATED TO HOTEL PRODUCT.

UM, THE SUBMARKET OF VINTON, LEWISVILLE, AND MCKINNEY IS THE, UM, HAS THE MOST NEW HOTEL ROOM NIGHTS BEING BUILT, UM, ON THE GROUND TODAY.

I, I BELIEVE THAT, UM, FRISCO AND OTHERS ARE PROBABLY LUMPED INTO THAT SUBMARKET, BUT THERE'S ALMOST 1500 NEW HOTEL, HOTEL NIGHTS UNDER CONSTRUCTION.

UM, CURRENTLY IN THAT MARKET, 54% OF THOSE ROOMS ARE MID-TIER CLASS.

UM, AND SO THAT, THAT GOES BACK TO THE POINT EARLIER, THE TREND WE'RE SEEING IN MCKINNEY, UH, MOSTLY MID-TIER.

THAT'S WHAT YOU'RE SEEING IN THE ENTIRE MARKET.

THE SECOND, UH, UH, STORY THAT POSTED IS LOOKING FORWARD TO 2025.

AND I THINK IT'S THE NEXT SLIDE, I DON'T THINK.

YEAH, THERE WE GO.

UM, LOOKING FORWARD TO 2025, THAT LUXURY MARKET, THE HIGH, THE HIGHEST TIER HOTEL PRODUCT, UM, AGAIN, WE'RE NOT SEEING A LOT OF THAT INTEREST, UM, TODAY IN MCKINNEY.

I HOPE THAT THAT BEGINS TO CHANGE.

AND BASED ON THIS DATA, UM, LOOKING AT THE DALLAS MARKET, UM, THAT MAY HAPPEN, UH, THERE ARE, UM, 25,000 NEW UPPER TIER ROOMS, UM, AS CLASSIFIED AS LUXURY OR UPPER, UPPER, UPPER UPSCALE, UM, UNDER CONSTRUCTION WITH 31,000 IN THE FINAL PLANNING STAGES.

LOOKING FORWARD TO 2025 ACROSS THE MARKET.

UM, THAT SIGNALS TO ME THAT THE INTEREST IN INVESTORS, THE INTEREST RATES, THINGS LIKE THAT, ARE NOT AS BIG OF AN ISSUE AS THEY WERE EVEN JUST THIS YEAR, EARLIER THIS YEAR.

AND THAT THOSE BIG DEVELOPMENTS ARE STARTING TO HIT THE GROUND AGAIN.

THAT DOESN'T NECESSARILY MEAN IT WILL FOR SURE HAPPEN IN MCKINNEY, UM, BUT IT'S NICE TO SEE TRENDS IN THE MARKET MOVING IN THAT DIRECTION.

AND THIS LAST ONE IS, UH, JUST FOR YOU TO KEEP AND YOU CAN, UH, GO BACK TO, IF YOU EVER WANNA LOOK AT IT.
