UM, THIS YEAR'S, UH, ANNUAL DEVELOPMENT REPORT IS PUBLISHED LIVE.

CITY OF MCKINNEY CONTINUES TO EXPERIENCE STRONG, UH, GROWTH.

UM, WE ARE EXPERIENCING, UH, RECORD NON-RESIDENTIAL CONSTRUCTION VALUE.

IN

FACT, UH, TWO, THREE YEARS AGO IN, UH, 20 22, 680 $5 MILLION WAS THE, UM, HIGHEST NON-RESIDENTIAL CONSTRUCTION VALUE THE CITY HAD SEEN TODAY IN 2025.

WE SURPASSED THAT WITH THE 732 MILLION.

ONE THING FROM THIS SCREEN THAT I WANNA HIGHLIGHT FOR THE CITY COUNCIL, IT'S ON THAT TOP RIGHT COLUMN, THE 76.2% BUILT OUT.

THE COUNCIL WILL RECALL IF THE COUNCIL WILL RECALL FROM THE STRATEGIC RETREAT, WE INDICATED THAT WE'RE LOOKING AT THAT BUILD OUT SCENARIO.

WHEN DOES THAT HAPPEN? WE ESTIMATE, UH, BASED ON OUR CURRENT PROJECTIONS, ANYWHERE FROM SEVEN TO 10 YEARS WILL THAT BE IN THAT BUILD OUT.

AND WHEN I SAY BUILD OUT, WHAT WE'RE LOOKING AT IS MAYBE ADDING 5,000 OR FEWER RESIDENTS, UM, IN, UH, A NUMBER OF YEARS.

SO RIGHT NOW WE'RE AVERAGING A LITTLE OVER 7,000 EVERY YEAR, BUT WE THINK, UH, WHEN WE GET TO THAT 5,000 NUMBER EVERY YEAR, WE'RE GONNA GET TO A BUILD OUT SCENARIO.

WE'LL NEVER STOP GROWING.

UH, BUT THAT NUMBER SLOWS WAY DOWN.

SO WHEN WE START LOOKING AT 76.2% BUILT OUT, WE ASSUME SOME PERCENTAGE OF THE CITY IS FLOODPLAIN AND WILL NEVER BE BUILT OUT 10, 15%.

SO IF YOU DO THE MATH, IT DOESN'T LEAVE MUCH LAND LEFT IN THE CITY OF MCKINNEY FOR DEVELOPMENT.

SO I JUST WANNA POINT THAT OUT.

IT'S SOMETHING THAT WE'RE LOOKING AT INTERNALLY.

UM, ALSO SOMETHING THAT WE LOOK AT WHEN WE TALK TO DEVELOPERS OUTSIDE THE CITY LIMITS, POTENTIALLY LOOKING AT ANNEXATION.

IT'S ONE OF THOSE GROWTH AREAS, UH, THAT ARE AVAILABLE TO US THAT WE'RE CONSTANTLY MONITORING.

BUT, UM, IT'S KIND OF A BIG TAKEAWAY THAT I WANNA LEAVE THE COUNCIL ON ANYBODY WATCHING ONLINE WITH.

UM, IF THINGS, UH, HOLD TRUE AND WE HIT THAT SEVEN TO 10 YEAR BUILDING BUILD OUT SCENARIO, I THINK, UH, GROWTH AND DEVELOPMENT IN THE CITY OF MCKINNEY WILL START LOOKING VERY, VERY DIFFERENTLY.

SO WITH THAT SAID, AGAIN, BREAKING INTO THE NON-RESIDENTIAL DEVELOPMENT, I ALREADY MENTIONED 732 MILLION IS A, UH, RECORD TOPPING 2020 TWOS, UH, 685 MILLION AND LIKE TO VISUALIZE WHERE THOSE ARE.

SO YOU CAN SEE ON THIS MAP, UM, UH, KIND OF SPREAD OUT ALL OVER THE CITY.

THE NON-RESIDENTIAL PROPERTIES YOU CAN SEE ON THE TABLE BELOW, BOTTOM RIGHT, UM, ORDERED FROM VALUATION FROM HIGHEST TO LOWEST.

UH, AND THEN THE TOP THREE, UH, MOST, UM, HIGHEST, MOST EXPENSIVE, THE ONE THAT ADDS THE MOST CONSTRUCTION VALUE.

UH, OBVIOUSLY BRINGING OUT EXEMPT PROPERTIES.

UM, YOU CAN SEE BMW ENCORE WIRE AND THE ZEN HOTEL.

HEY MICHAEL, CAN I ASK A QUESTION AND, AND, AND IF YOU MAY NOT KNOW THIS, BUT YES SIR.

A LOT OF TIMES WITH ENCORE WIRE, THEY BUILD A STEEL BUILDING.

IT'S MAYBE NOT THE BIGGEST VALUE PER SE, BUT THEY'VE GOT A LOT OF EQUIPMENT IN THERE THAT IS, BUT THIS IS ONLY THE CONSTRUCTION VALUE TO THE EXTENT THEY HAVE EQUIPMENT IN THERE THAT WOULD TAKE THE ADV LAUREN VALUE MUCH HIGHER.

IS THAT A FAIR STATEMENT? CORRECT.

YES SIR.

UM, TRANSITIONING TO RESIDENTIAL, WHAT I WOULD SAY IS WE'RE EXPERIENCING SUSTAINABLE RESIDENTIAL GROWTH.

WE'VE SAID ANYWHERE FROM 1500 TO 2000 RESIDENTIAL BUILDING PERMITS IS A GOOD SUSTAINABLE AMOUNT FOR THE CITY OF MCKINNEY.

UH, THIS PAST YEAR WE ISSUED 1400 IN THE CITY OF MCKINNEY.

UM, AND THEN, UH, A LITTLE BIT MORE FOR THE ETJ TRINITY FALLS.

200 PERMITS OUT THERE.

UH, IN TOTAL ABOUT $220 MILLION WORTH OF NEW, UH, RESIDENTIAL CONSTRUCTION VALUATIONS.

SO YOU CAN SEE ON THE TABLE BELOW, UH, UH, KIND OF A DOWN CRE OR A DECLINE FROM WHERE WE WERE IN 2023, BUT STILL VERY MUCH SUSTAINABLE.

AGAIN, ONE OF THE IMPACTS ON THIS WILL BE NEW GROWTH AREAS.

WE'VE GOT, UH, THE HONEY CREEK NOW KNOWN AS WILDWOOD DEVELOPMENT, UH, THAT WILL BE COMING ONLINE IN THE NEXT COUPLE OF YEARS.

AND YOU'LL START SEEING THAT NUMBER INCREASE WITH THAT HIGHLAND LAKES AND SOME OTHER DEVELOPMENTS THAT ARE KIND OF IN THE QUEUE RIGHT NOW.

SO SHOWING YOU WHERE THOSE PERMITS ARE COMING FROM, UH, YOU CAN SEE THEY'RE KIND OF PRIMARILY IN OUR NORTHWEST SECTOR.

THIS IS WHAT WE ANTICIPATED YEARS AND YEARS AGO AND WE'RE SEEING THAT HOLD TRUE.

UH, PAINTED TREE IS FINISHING OUT THE LAST FEW PHASES THEY HAVE.

UM, THEY REALLY MEANT WHAT THEY SAID THEY WERE GONNA DO A THOUSAND ACRE SINGLE PHASE AND THEY'RE GOING GUNG-HO.

UH, AND SO WE CAN START TO SEE, UH, PAINTED TREE TAPER OUT, TAPER OFF OVER THE NEXT COUPLE OF YEARS, BUT STILL VERY MUCH GOING STRONG.

SO A LOT HAPPENED IN 2025.

YOU JUST SERVED ABOUT $1.4 BILLION WORTH OF NEW CONSTRUCTION VALUATION ON THE GROUND IN THE CITY OF MCKINNEY.

AND SO WHAT I'M GONNA TRY AND DO NOW IS KIND OF HIGHLIGHT, I COULD HAVE DONE 15, I COULD HAVE DONE 20 OF THESE SLIDES.

I'VE GOT A HANDFUL FOR YOU, BUT IT'S, WE ARE FOCUSING ON PROJECTS THAT EITHER RECEIVED A BUILDING PERMIT IN 2025 OR GOT A CO IN 2025.

AND I'M TRYING TO IDENTIFY THOSE PROJECTS THAT FOLKS HAVE BEEN CLAMORING ABOUT FOR QUITE SOME TIME.

SO I COULDN'T START ANYWHERE ELSE OTHER THAN WHOLE FOODS.

WE HEARD.

WHEN'S IT HAPPENING? WHEN'S IT HAPPENING? WELL, IT GOT A CO IN 2025 AND IT IS NOW OPEN, UH,

ALONG WITH A WHOLE BUNCH OF OTHER PROJECTS, UM, HERE AT THE SOUTHEAST CORNER OF UNIVERSITY AND CUSTER DRIVE.

SO IF YOU HAVEN'T BEEN THERE, WE ENCOURAGE FOLKS TO GET OUT THERE.

THERE'S A WHOLE LOT TO, UM, DO AND SEE OUT THERE AT, UH, THE, UH, THE WHOLE FOODS, UH, SHOPPING CENTER.

NEXT UP DAVE AND BUSTERS, ONE OF THE THINGS WE HEAR ALL THE TIME IS WHEN ARE WE GONNA GET SOME RECREATION BEYOND OUR PARK SYSTEMS? WHEN ARE WE GONNA GET SOME ENTERTAINMENT AND RECREATION OPPORTUNITIES? WE'VE GOT THAT COMING THERE AT THE NORTHWEST CORNER OF HARDIN AND THREE 80.

UM, THIS IS AT THE NORTHEAST CORNER OF GATEWAY AND US 75.

UM, WHEN WE TALK ABOUT LANDSCAPE ALTERING PROJECTS, THIS IS ONE OF THE PREEMINENT ONES.

IF YOU DRIVE UP 75, YOU'LL SEE A WHOLE BUNCH OF ACTIVITY.

I WILL TELL YOU, I DON'T KNOW IF YOU GUYS HAVE SEEN IT, BUT EVERYTHING YOU SEE ON THIS SCREEN TO THE RIGHT SIDE, THAT'S GRAY.

THAT IS ONE MASSIVE PARKING GARAGE.

IT'S A THREE LEVEL PARKING GARAGE.

UM, AND I RIVAL AND OR I CHALLENGE ANYONE TO FIND A PARKING GARAGE THAT RIVALS IT IN SIZE.
