THEN WE TAKE THOSE ESTIMATED NUMBER OF SQUARE FEET FOR DEVELOPMENT, AND WE MULTIPLY THEM BY OUR TAX RATE THEY WENT THROUGH AND MULTIPLY IT BY THE CITY'S PROPERTY TAX RATE, OUR SALES TAX RATES. ANOTHER POTENTIAL TAX RATES. I APOLOGIZE. I DON'T KNOW ALL OF THEM OFF THE TOP OF MY HEAD IN ORDER TO GET AN ESTIMATE ON WHAT THE POTENTIAL REVENUES GENERATED COULD BE. SO THE DEVELOPMENT VALUE PUT DOWN BELOW THE 1 80 PER SQUARE FOOT IS BASED ON A RATIO ALLOWING KNOW THAT SOME OF IT'S NOT GONNA FULLY ABSOLUTELY. BUT IS THE REVENUE DRIVED OFF A TAX RATE BASED ON THAT DEVELOPMENT VALUE BELOW MY QUESTION THERE IS WE'VE GOT DEVELOPMENT VALUE OF 54 MILLION ROUGHLY, AND THE OTHER PROPOSED 1 72 MILLION. THIS'S 11.5 ACRES. IF YOU TAKE THE TARGET CENTER AT 75, 3 80 YOU TAKE CLOSE TARGET ALL THAT BIG IN LINE SPACE THERE. THAT IS 46 ACRES ONLY TAXED AT 47 MILLION IF YOU TAKE STONE BRIDGE IN VIRGINIA STONEBRIDGE CROSSING YOU TAKE THE GOODYEAR BBB A PANDA EXPRESS THE MACDONALDS, THE WHOLE TOM THUMB CENTER. YOU'RE COMING BACK DOWN TO 21 MAJOR, AND IT'S SIX TEENAGERS, SO IT JUST SEEMS TO ME LIKE HE'S DEVELOPMENT VALUES THAT WERE DRIVING REVENUE OFF ARE NOT ACTUALLY PICTURING WHAT WE'RE GOING TO GET IN TAX REVENUE. AND IN FACT WE HAD TO DO SOME TWEAKING TO THE MODEL WITH THIS ONE AS WELL BECAUSE IT CAME BACK VERY HIGH THE FIRST TIME AROUND, SO WE CALIBRATED IT DOWN JUST A LITTLE BIT. WE CAN CERTAINLY GO IN AND LOOK AT THE ASSUMPTIONS THAT ARE FOLDED INTO THE MODEL TO MAKE SURE THAT. WE ARE ACCURATELY REPRESENTING IT. IT IS JUST THAT IT'S A SIRI'S OF ASSUMPTIONS TO GENERATE A PREDICTED VALUE. THE. YES, THE PRO IN THE CON THE PRO IS THAT IT MAY BE INFLATED ITS BUT IT'S GONNA BE INFLATED FOR ALL THREE THAT YOU'RE EVALUATING.
